• Cooling off certificate and waiver
  If youʼve made an offer prior to auction, the vendor may require you to waive your cooling-off rights as a condition of sale. This form will certify that you have been advised of the ramifications of waiving the cooling off period by an authorised solicitor, and that you wish to proceed with waiving the cooling off period.
• R1 Sales agency agreement
  Before you enter a sales agency agreement with a Klemich agent, you are entitled to receive a list of your rights and obligations as a seller. This form sets out the formal and legal relationship between us.
• R2 Disclosure of benefits
  If an agent receives any benefit from a third party during the course of selling your home, they must disclose it to you. At Klemich, we will always let you know about any benefits we receive by providing you a copy of this form.
• R3 Buyers information notice
  It’s always best to assess factors of safety, enjoyment, and value when considering a home to purchase. This form provides a checklist of questions and considerations to ensure youʼre buying a home thatʼs fit for you.
• R4 Bidders guide
  If you've registered to bid on a home, the agent must provide you a copy of this guide. It contains everything you need to know about the bidding and the auction process.
• R5 Collusive practices
  If you intend to bid on a home, you should know it is unlawful to engage in collusive practices. Read this form to find out more.
• R6 Warning notice to purchaser
  Special circumstances may arise where an agent acts on behalf of both the vendor and the purchaser. In this case, this form will need to be read and signed as receipt of acknowledgement.
• R7 Warning notice
  You should assess the suitability of any purchase of the land or business in light of your own needs and circumstances by seeking independent financial and legal advice.
• Bidders Registration
  To place bids at an auction, you must be registered. Fill out this form and return to the agent before the auction.
